A 10-step guide to your mortgage

1. What can I afford to borrow? This will depend on what you can afford to repay each month. Use the calculator above to see what monthly repayments could be based on property value, deposit and current interest rates.
2. Contact me If you are happy to proceed, contact me and I will discuss your requirements with you and arrange a further meeting.
3. Meeting This meeting will establish your financial position and borrowing needs. A full explanation of the mortgage process will be provided and verification of income, expenditure, employment, financial and residential status will be requested.
4. Research Using the whole of market options available I shall assess the suitability, validity and affordability of the mortgage deals available that best fit your financial situation and requirements and contact you to discuss further.
5. Decision in Principle (DiP) Once a lender is agreed and your written permission has been given, I shall apply for a Decision in Principle (DiP) and make the application on your behalf. A DiP is generally a requirement of estate agents and confirms that a lender is prepared to lend to you subject to valuation and verification. The online process will take around an hour to confirm.
6. Mortgage application Once a DiP is approved and you have found a property it is time to apply for your mortgage. Requirements for a standard mortgage application generally require each applicant to provide the last 3 months payslips and bank statements showing salary/income deposits and any benefit entitlements. Once all documentation is available the online application process generally takes around 2 hours to complete.
7. Application process Due to the work involved this can take some weeks but does vary from lender to lender. The process will include a formal valuation of the property you wish to purchase and the type of valuation and costs involved will be discussed and selected by you.
8. Exchange of contracts When the house valuation and all processes are completed, if everything is satisfactory you will receive a formal mortgage offer in writing and your chosen solicitors can be instructed to proceed with the legalities surrounding the purchase.
9. Formal mortgage offer Once the legal work is completed and you have signed the contracts, your solicitor will exchange them, pay your deposit and a completion date will be agreed. Lenders will generally keep you informed of a date when the mortgage funds will be sent so you can be sure they are available for the purchase to be completed.
10. Completion On completion day the mortgage funds will be paid to the seller and you will become the owner of your new home!
